Flip Design + Home Staging Guest Bathroom Strategy
This project was completed using a combination of Flip Design Consulting and Home Staging to prepare the guest bathroom for sale while keeping design decisions strategic, smart, and low-maintenance.
The guest bathroom reflected the original, outdated style from when the home was first built, which made the space feel closed and less appealing to today’s buyers. To improve light flow and overall comfort, I recommended converting the shower into an open walk-in layout by removing the traditional glass doors and replacing them with a half-height wall.
This approach keeps the space bright, allows natural light from the window to flow freely, and removes a common buyer concern: the ongoing cleaning and visible water residue often left on glass shower doors.
Design guidance included matte black fixtures and built-in shampoo dispensers for guest convenience—clean, modern, and easy to maintain. A white vanity, paired with a contrasting mirror and lighting, creates a crisp balance that feels current yet timeless and photographs well for listings.
Tile selection was intentional and resale-driven. A soft gray tile with near-white tones and subtle beige details was chosen to create a balanced neutral palette, helping both buyers who prefer cooler gray tones and those drawn to warmer beige tones feel comfortable in the space.
As part of the Home Staging process, a handmade macramé shelf with three compartments was added to introduce warmth and personality. This styling detail created visual impact while requiring minimal installation, keeping the bathroom clean, simple, and market-ready. Small touches of greenery completed the look with a fresh, inviting feel.
The result is a guest bathroom that feels open, updated, and ready for showings—demonstrating how strategic design consulting paired with thoughtful staging can elevate an older space, improve buyer perception, and increase overall market appeal.
